New Delhi: Hill stations in North India remain a strong choice for Delhi-NCR residents preferring a holiday home mainly due to their convenient proximity and cooler climes despite Goa’s allure. Demand for second homes surged after the pandemic as many sought to escape from crowded and increasingly polluted cities besides having a potentially appreciating investment.

Rishikesh, Nainital, Kasauli, Jim Corbett, and other regions in Himachal Pradesh and Uttarakhand have emerged as the top destinations. DLF and Tata Housing have already launched luxury housing projects in Himachal Pradesh with Eldeco, Sushma Group, and Sabh Infra being the newest in the fray.

“Demand for holiday homes has been growing in recent years in North India due to improved infrastructure and connectivity, along with people’s desire for living standards. Besides, due to the adverse effects of rising pollution on health in Delhi, people now prefer to move away from these cities, realising the importance of a healthy work-life balance and the need for a place to escape the hustle and bustle of city life,” said Amar Kapoor, CEO, Terra Grande by Eldeco Group, which has acquired a 30-acre land parcel in Himachal Pradesh for a luxury holiday home project.

With a noticeable increase in corporates and a rapid rise in Delhi’s organised sector working population, numerous micro-markets in the outlying areas of NCR are seeing traction for both residential and commercial properties. Hill stations have been preferred holiday destinations, especially for quick getaways from hectic routines.

“I need a break from the hustle and bustle of Gurugram and the stress of my job, and I was looking for a place where I can detach myself and destress. It also had to be a place where kids could walk in nature and explore outdoor activities. I evaluated Kasauli, Lansdowne, Dhanaulti, and Shimla, but I decided on Solan due to better pricing, convenience, and distance from Delhi,” said Rishi Sikand, who bought a 3BHK flat in the Chester Hill project in Solan.

Sudarshan Singla, a builder in Chandigarh, said executives and businessmen from cities such as Delhi, Gurugram, Jaipur, Chandigarh, and even as far as Pune are purchasing 90% of the sold units in his ongoing projects in Himachal.

Lately, some offbeat locations like Sirmaur in Himachal, and Rishikesh and Narendra Nagar in Uttarakhand are also gaining popularity.
